New Business Park to Boost Local Economy in New Year

Warwickshire based IM Properties (IMP) is pushing ahead with the first phase of its £140 million mixed-use employment scheme in Stratford Upon Avon, which could support up to 1,650 jobs when complete.

Stratford 46 business park, is located on the west side of Stratford Upon Avon and will be directly accessed off the A46.  The scheme is now being marketed to potential occupiers, which IM Properties believes could include national as well as local operators.

The property company has a long track record of attracting high profile names to its developments and Stratford will be no different.

Lewis Payne from IM Properties said: “The pent-up demand and lack of opportunity up and down the M40 and M42 corridor for business space, both logistics and offices, mean new schemes coming forward can be quick to let.

“The first-class connectivity and access to a skilled workforce make a robust case for Stratford 46 as a prime strategic business location for all sectors.”

Stratford 46 is just 7.5miles from J15 of the M40, leading to the M25 to the South and M42 to the North.

“Combined with IM Properties strong regional presence,” added Lewis “And our reputation for delivering high-quality commercial space, conversations with occupiers are likely to quickly follow the official  launch of the site.”

The scheme will offer a mix of logistics, office and roadside premises. A flexible planning permission means that units can range from 10,000 sq ft up to 250,000 sq ft for a single letting.

Identified by Stratford upon Avon District Council for employment uses in its District Core Strategy, plans for Stratford 46, first revealed in July 2017, were developed in part to help companies relocate from the town’s Canal Quarter.

IM Properties is keen to work in partnership with local operators who have struggled to move forward or expand due to the dearth of schemes in the region.

Lewis continued: “Our investment in Stratford 46 has been significant to date, working in close consultation for some time with local stakeholders to create a sustainable scheme which delivers a long-term positive impact for the local community.

“After a complex and lengthy planning process, we are delighted to now start delivering our vision and working on the first phase of the business park in 2021.”

Avison Young and Colliers are acting as joint agents.

IMP is one of the UK’s largest privately-owned property companies, and a significant regional investor, with a commitment to creating sustainable schemes which deliver a social and economic impact.
