OUR APPROACH
IM Properties are committed to the principles of Sustainable Developments and strive to ensure that all of their developments are designed to comply with BREEAM Excellent Standards, achieve an EPC Rating of "A" and incorporate the sensible application of renewable technologies.
We work closely with Occupiers to ensure the sustainability benefits are clearly understood so as to realise a bespoke building designed to meet each Occupiers operational needs, generate lower running costs and deliver CRC Energy Efficiency benefits.
DESIGN & PLANNING
Right from the Inception of each scheme, integral to IM’s Design Team are Industry leading experts assessing and advising on environmental and sustainability aspects:
Site Wide:
IM start by carefully considering the wider impact of their development sites on the surrounding area. Specialist advisors work with IM to ensure that the environmental impact is minimised and we preserve or regenerate wildlife habitats.
The design of our sites can if necessary take account of the surrounding architecture. The orientation of each building is assessed to understand and manage the effects of Solar Gain and wind.
Building Specific:
Ensuring the building is designed not only to meet statutory and regulatory requirements but to exceed them.
Provide a building that:
- Operates as passively as possible to reduce the demand for energy
- Where energy is needed, the use of highly efficient plant
- Where possible, specify the use of low or zero carbon systems/materials.
IMPLEMENTATION
Sustainability is now at the heart of good building practice. IM uses Industry leading Contractors and supply chains to ensure the high quality product needed to produce highly efficient buildings are delivered.
Our Design Teams and Contractors utilise the latest Computer Modelling Software to calculate the Energy efficiency of the Buildings and can tailor the specifications to ensure maximum efficiency.
Licenced BREEAM Assessors are used throughout the process to ensure our Sites and Buildings are designed and constructed to meet the standards of BREEAM “Excellent”.
Our Buildings are designed and constructed to achieve an EPC “A” rating. This is done by:
- Roof & Cladding Specification – the insulation (U-values) are well in excess of Building Regulations
- Air Tightness – Rigid specification and construction parameters ensure our buildings when pressure tested achieve air tightness up to 90% better than Statutory requirements
- Energy efficient plant – high efficient boilers, intelligent lighting with motion/daylight sensors, sub metering to allow occupiers to monitor their energy consumption
- Low or Zero Carbon technologies – i.e. CHP systems, Biomass Boilers. The various technologies are assessed on each individual scheme to ensure the best technology is implemented in each situation, and pay back periods (or lower running costs) are optimised.
