Work has commenced on IM Properties’ speculatively developed high quality industrial & distribution space at its Blythe Valley Park scheme (BVP) junction 4, M42.

The £26m, 209,000 sq ft Connexion scheme is a new build campus of five, high specification units ranging from 31,000 sq ft to 56,500 sq ft, ready for occupation by Q3, 2018.

IM Properties’ in-house project delivery team will manage construction of the scheme in partnership with local contractor, Benniman.

Rachael Clarke, IMP’s development manager says Connexion is a unique offer within the industrial and distribution sector, offering a campus of new-build Grade A units, with 10m clear height, generous yards and EPC A rated buildings. We believe these are the only available units of this kind within the Solihull area.

“Latest research shows there is less than one year’s supply of Grade A space available in the area on small to medium box requirements, and so we’re expecting demand to be strong.

RICS deal completes hat-trick for IMP’s 55 Colmore Row

IM Properties (IMP) has secured three of the largest office requirements in the market in the past 12 months at 55 Colmore Row, with its third signing to the Royal Institution of Chartered Surveyors, RICS.

The £30m mixed-use scheme in the heart of Birmingham is now two thirds full, with RICS taking 30,000 sq ft over two floors.

The 160,000 sq ft Grade A location, unveiled less than a year ago, has already attracted lawyers Pinsent Masons and property consultants Savills, who are taking a combined 57,000 sq ft across three floors.

IMP’s investment director, John Hammond added: “If you’re going to develop prime offices, you couldn’t be much better placed in terms of location than 55 Colmore Row. We always understood its potential and that’s why we invested so significantly to create the best offices in the city centre.
