LETTING TO HARMAN COMPLETES RHODIUM AT IM PROPERTIES’ BLYTHE VALLEY PARK

IM Properties has now fully let the Rhodium Building at Blythe Valley Park, having secured Harman as the latest occupier at the popular business park.

The international audio and visual equipment supplier has taken 3,424 sq ft at Rhodium on a five year lease. 

Alongside personal audio equipment, Harman also supply connected systems for automotive manufacturers including Mercedes Benz, BMW, Jaguar Land Rover and Bentley.

Harman is part of the Harman Group which employs a global workforce of 28,000 in the Americas, Europe and Asia.

This has been a strong start to the year for Blythe Valley Park, with IM Properties securing new lettings and undertaking an ongoing programme of refurbishment and improvement works.

LANDMARK OFFICES AT IM PROPERTIES’ BLYTHE VALLEY PARK TO UNDERGO MAJOR REFURBISHMENT

Work is underway on a £5million refurbishment and rebrand of the largest office building at IM Properties’ Blythe Valley Park.

A phased programme of work is now underway at One Central Boulevard including a fully re-commissioned M&E system, refurbished vacant office accommodation and common areas, and external works. 

Formerly known as the Phoenix Building, One Central Boulevard extends to 113,483 sq ft and offers the largest available office floor plates on the M42 corridor.

Rob Hemus at IM Properties said: “Since acquiring Blythe Valley in December 2014, we have taken a proactive approach to get control of key assets such as One Central Boulevard, to re-position and capture the improving occupier market.

“We are excited to try and attract new occupiers to the park and we feel we can do this as the park offers a unique proposition and attractive location, with strong transport links, a thriving community and a superb setting in a 122 acre country park.”

The refurbishment programme began in January with the first suite of 17,810 sq ft due to complete in Spring 2016, and a further circa 19,000 sq ft available in the summer. The final suite of circa 20,000 sq ft will be available in early 2017.

Alongside refurbishment to the office accommodation the ground floor common areas will offer breakout spaces for informal working and collaboration whilst also providing a newly designed reception area and café.

Externally, more car parking spaces will be provided and significant improvements are being carried out to the landscaping to create an impressive entrance to this building and connectivity to public transport hubs and the wider site.

Current occupiers at One Central Boulevard include Infor, Zenith and Caterpillar Financial Services.

The building comprises 10,035 sq ft of office space, which will be refurbished to a Grade A specification including a new M&E system and LED lighting.

IM PROPERTIES COMPLETES MEGA SHED AT BIRCH COPPICE FOR EURO CAR PARTS

One of the West Midlands’ largest ever distribution units has been completed at IM Properties’ Birch Coppice Business Park, less than a year after the start of construction.

The 778,000 sq ft unit will act as the National Distribution Centre for automotive component supplier Euro Car Parts, who secured a 20 year pre-let on the building.

Designed specifically to meet the needs of the company’s automotive supply business, the unit will become a key hub in Euro Car Parts’ branch network, stocking more than 150,000 different product lines and dispatching over 200,000 items a day.

CARLUCCIO’S CONFIRMED FOR NEW RESTAURANT AT IM PROPERTIES’ MELL SQUARE

Solihull Town Centre’s restaurant offering is set to receive a significant boost as a brand new Carluccio’s has been secured by IM Properties at its Mell Square shopping centre.

The Italian restaurant, will be taking a 3,444 sq ft restaurant on the ground floor of a brand new four-storey building, situated on the corner of High Street and Drury Lane.

IM Properties received planning consent earlier this year to demolish two existing units, formerly occupied by Thomas Cook and Johnson’s Dry Cleaners, and construct the new 12,626 sq ft mixed-use building, with three floors of Grade A offices above the restaurant.

Rob Hemus, Asset Manager at IM Properties, said: “This corner plot, which links Mell Square to the High Street will be a key gateway into the scheme and it’s fantastic that we’ve been able to confirm Carluccio’s, who have been looking to get into Solihull for well over three years as the new occupier for restaurant unit.

“The combination of this new restaurant space and the Grade A offices above is a perfect statement of our intent for Mell Square. We want to create a vibrant, contemporary mixed-use location that will help to drive Solihull’s continued prosperity.”

Demolition work is underway and the development will be completed by the end of the year.

Warwickshire-based IM Properties – one of the UK’s largest privately-owned property investment and development groups – acquired the 747,000 sq ft Mell Square development from Aviva for £44 million in 2013.  The company has since acquired other property holdings on the site, with its overall ownership now including 101 retail units, 57 apartments, four office buildings and parking for 252 cars.

The developer’s long-term plan is to enhance Mell Square, creating an aspirational mixed –use destination by improving the tenant mix, flow of consumers, footfall and dwell time, ultimately boosting Solihull Town Centre’s offering and its evening economy.
