CHARLES RUSSELL IS LATEST TENANT AT ONE LONDON SQUARE, GUILDFORD

Top 50 City legal practice, Charles Russell LLP is the latest tenant to take space at IM Properties’ prestigious One London Square, in Guildford.

The full service legal firm has taken 20,911 sq ft – representing the whole of the second and part of the first floor – on a 15 year lease. The company will relocate its entire Guildford office to One London Square in the New Year, following a full fit-out programme.

IM Properties completed a comprehensive refurbishment of One London Square in April 2012, transforming the four storey property into one of Guildford’s finest office buildings, providing 52,722 sq ft of Grade A office space.

Charles Russell LLP has eight offices at locations including London, Guildford, Cheltenham, Geneva and Bahrain. Charles Russell’s clients range from international, FTSE and AIM-listed businesses, to private companies, governments, not-for-profit organisations and private individuals.

Duncan Elson, Charles Russell LLP, said: “We are a dynamic law firm with a diverse range of clients across the world. We needed to find new premises in the South East that were both accessible and consistent with our prestigious London base. This is exactly what we found at One London Square and I am delighted that it will be the new home of Charles Russell in Guildford.  The central atrium provides plenty of natural light throughout the building and the configuration of the floor plates ensures that we have maximum flexibility in designing our layout.”

The landmark building enjoys a prime position at the top of Guildford town centre, just three minutes’ walk from London Road railway station, which provides regular services to London Waterloo. The A3 is just one mile away, providing a link to the M25 motorway.

Rob Hemus, Asset Manager at IM Properties, said: “We are delighted to welcome Charles Russell as our latest new tenant to One London Square.

“The comprehensive programme of refurbishment completed last year has had an exceedingly positive impact on the building, ensuring that we are providing a Grade A commercial environment that is very well suited to the needs of leading professional occupiers such as Charles Russell.

“Seeing such commitment of a high profile company retaining its presence in the town is great news for both IM Properties and the town of Guildford and we wish them well at their new premises.”

Following the completion of this letting, only the 12,481 sq ft ground floor remains available at One London Square. The space can be split into suites of 5,317 sq ft and 7,164 sq ft to ensure maximum flexibility.
