IM PROPERTIES WELCOMES MERLIGEN INVESTMENTS TO ONE LONDON SQUARE, GUILDFORD

New specialist debt purchase company Merligen Investments Ltd is setting up its headquarters at IM Properties’ prestigious One London Square in Guildford.

The 25-strong company has taken 5,568 sq ft on the first floor of the property on an 11.5 year lease and is currently undertaking their fit out works.

Last April IM Properties completed a comprehensive refurbishment of One London Square, transforming the four storey property into one of Guildford’s finest office buildings, providing 52,722 sq ft of Grade A office space, with each of the light filled floors benefitting from views into the central atrium. Within weeks leading accountancy and business advisory firm Baker Tilly announced it would take occupation of the entire top floor (13,618 sq ft).

The landmark building enjoys a prime position at the top of Guildford town centre, just three minutes’ walk from London Road railway station, which provides regular services to London Waterloo. The A3 is just one mile away, providing a link to the M25 motorway.

The remainder of the first floor and the whole of the second floor at One London Square are currently under offer, meaning that only the ground floor remains available. It measures 12,481 sq ft and can be split into suites of 5, 317 sq ft and 7,164 sq ft.

Merligen Investments Ltd was launched in 2012 by Simon and Roy Jones, the founders of debt collection agency Frederickson International. Their new debt purchase company focuses on smaller portfolios, seeking opportunities in the consumer credit sector, working with businesses such as mail order companies, and smaller insurance and financial services firms.
