IM Properties unveils multi million pound refurbishment of One London Square

IM Properties has unveiled its multi million pound ‘Grade A’ refurbishment of One London Square in Guildford, which has transformed the four storey property into one of the town’s finest office buildings.

Guests took a tour of the building before a drinks and canapés reception and a two course sit down meal. IM Properties’ Managing Director Tim Wooldridge welcomed guests and announced that leading accountancy and business advisory firm Baker Tilly has committed to take occupation of the top floor (13,618 sq ft).

Designed and project managed by Triglyph Property Consultants and carried out by Overbury, the refurbishment has taken in the impressive, light filled communal atrium and reception and included new high quality toilet and shower facilities. Fully accessible raised floors, new glazing, LG7 complaint lighting and air conditioning have also been installed.

Sustainability was integral to the project, with the building designed to achieve a BREEAM Excellent rating. Energy efficient materials have been used wherever possible with environmental measures including thermal zoning in the office space, improved water efficiency in the WCs and reduced CO2 emissions. This resulted in the building’s EPC rating increasing from a G to a B. In addition a total of 50 bicycle racks have been created to promote sustainable transport.

Baker Tilly, one of the UK’s leading accountancy and business advisory firms, has been revealed as the first tenant at IM Properties’ newly refurbished ‘Grade A’ One London Square in Guildford.

The UK member of Baker Tilly International has committed to take occupation of the top floor (13,618 sq ft) of the landmark building on a 15 year lease with a 10 year tenant break option.

The deal was recently announced before a host of property agents at the official launch of the multi-million pound refurbishment project. The project has transformed the four storey property into one of Guildford’s finest office buildings providing 52,722 sq ft of light filled, Grade A office space. The property offers large flexible floor plates which work equally effectively as both open plan or partitioned offices.

One London Square is at the top of Guildford town centre and just three minutes’ walk from London Road railway station, with regular services to London Waterloo. The A3 is just one mile away, providing a link to the M25 motorway.
