UK REQUIREMENTS


“Near Institutional” quality properties have played a principal part in the IM investment strategy.  While this factor and the aspect of location are key influences in the decision making process, opportunities that enable the investment team to fully implement their asset management skills are also fundamental.

Offices


We acquire buildings in central and fringe locations in regional cities and economically strong towns with particular emphasis on the south east of England.  Redevelopment of under performing properties is an option in order to create a core of medium term holdings.

Retail


The focus for any retail acquisitions will be on town centre investments in strong regional centres.  Our approach to this sector will be on a very selected basis given the current retailer concern on the high street.

Industrial/Logistics


We require properties in prime institutional locations for logistics with good prospects of rental growth and future lettability.  Consideration will also be given to well located opportunities currently of a more secondary nature, but with latent redevelopment prospects.

£5 million plus in all sectors

UK Yield Profile


We generally require properties reflecting a minimum net initial yield of 7% with a clear business plan identifying an improved return in the short to medium term.
