Speculative Development - Birch Coppice Business Park

Situated in Dordon at Junction 10 of the M42, the 400 acre Birch Coppice Business Park is the West Midlands' largest rail-served development site and one of the regions’ biggest employment success stories. The park is home to occupants such as Ocado, UPS, Volkswagen Group and Euro Car Parts.

In July 2013 IM Properties commenced the first speculative construction of distribution units since the recession. The two units, measuring 165,600 sq ft and 168,900 sq ft, completed in January 2014 with both units let prior to completion.

Unit 1 was let to Bunzl Plc on a 15 yr lease. The unit enabled Bunzl to consolidate their existing NDC operation and telesales teams into one facility. Max Harris of Bunzl commented:

Birch Coppice is right in the centre of our consumer base in the Midlands and is in a great position that allows us easy access to the motorway networks.

Unit 2 was let to DAU Draexlmaier Automotive UK Limited, a supplier of electrical components to the automotive industry, on a 15 year lease. The company will be using its new premises to service an existing contact with manufacturer Jaguar Land Rover. The deal to Draexlmaier was signed within seven days of agreeing heads of terms. A Draexlmaier spokesperson commented:

We are delighted to have secured our new facility at Birch Coppice. This new premises will be integral to us servicing JLR and the location works perfectly for us.
